Questions owners ask

Money
What does it actually cost?
Direct is £795 setup, then £39 a month. Grow is £795 setup, then £149 a month. Managed is 15% of booking revenue, or 10% on stays of 28 nights or more, with a £249 setup fee that can be spread over your first 3 to 6 monthly statements. Cleaning is passed on at cost. No VAT is charged: we are not VAT-registered. The pricing page lists what we do not charge, too.
When am I paid?
Direct bookings are paid into your own Stripe account as each booking is confirmed, less your share of the card processing fee and 0.25% payout processing, and Stripe pays what has cleared to your bank once a week, on Mondays. Airbnb and Booking.com pay out on their own schedules. On Managed our commission is taken from each booking before it reaches you, and every booking is itemised on your monthly statement. Direct and Grow are billed monthly by card.
What does it cost to start on Managed?
A one-off setup fee of £249 covers setting up your listings, your pricing and calendar sync, a property inspection, a safety compliance check (smoke and carbon monoxide alarms, the gas safety certificate, the electrical report and whether a fire risk assessment is in place; anything missing is quoted first) and a guidebook. Optional extras, agreed before any work: professional photographs from £150 (we review yours first and tell you whether they will do), a starter linen and amenity pack at £150 to £400 depending on the size of the property, two high-security key safes supplied and fitted at £250, and an external wifi doorbell camera, which we strongly advise, supplied and fitted at £250 to £400, subject to the building's permission, outdoors only and disclosed on every listing. The setup fee and extras go on your monthly statement and can be spread over your first 3 to 6 monthly statements. Every property we manage needs reliable, high-bandwidth wifi. In Greater London, a whole home can be let short-term for at most 90 nights a year without planning permission.
Is there a booking fee on my own website?
No. Stripe charges its standard card processing fee, and 0.25% of each payout to your Stripe account, which we pass on as payout processing. We take nothing per booking on any tier.
How accurate is the free estimate?
It is a range, not a promise. It starts from what comparable lets of your size earn in your area and a realistic occupancy band. A virtual tour and your own booking history make it sharper.
Contract and control
How long am I tied in?
You are not. Every tier runs month to month with 30 days' notice. On Direct and Grow the plan ends when the notice runs out, and any days you have already paid for after that are refunded.
Who owns the website and the domain?
You own the content and the domain your website is reached on, if your website is on one (every site also has its own address with us from day one, which you can use instead). The website itself is managed by us and built on our own website creation and management tools: it is a service you have for as long as you are our client. If you leave, your domain, photographs and wording go with you; the website itself stays part of our service — its management tools are built into our platform — so it cannot be taken with you and closes when you leave. Guests' personal data is different: we hold it to run their bookings, and to protect those guests it is not handed over when you leave.
Can I still block dates for myself?
Yes. Tell us, or block them yourself; the calendar closes everywhere at once.
Can I start with a website and add management later?
Yes. The tiers stack on the same site, so moving up changes what we do, not what guests see.
Guests and the property
Who are the guests?
A mix chosen for your property: leisure guests through Airbnb and Booking.com, direct guests through your own site, and contractors and corporate bookers on longer stays.
What about damage?
Guests are screened before arrival, direct bookings can carry a refundable deposit, and the platforms have their own host protection. Your landlord or holiday-let insurance should still cover short letting; we check it at the start.
What compliance do I need?
As a minimum: a gas safety certificate if there is gas, an electrical safety report, a fire risk assessment, working smoke and carbon monoxide alarms, and insurance that covers short letting. England's short-term let registration scheme is rolling out; we will register on your behalf when it applies.
Do I need permission to short-let?
Check your mortgage, your lease if it is a flat, and your local planning position. We go through these on the first call, because a let that breaches a lease is a let that stops.
