Master CohostYOUR RENTAL. OUR EXPERTISE

Your property, booked direct and run for you.

Short-let management, your own commission-free booking website, and the contractors and companies who book for a month at a time. Every fee published.

How many properties do you let, or plan to?

Choose how much you hand over

Three tiers on the same platform. Start with a website, move up to full management, and keep the same site and the same guests.

Direct

You run your own let and want bookings without the platform fee.

£795 setup, then £39 a month

0% booking fee. You keep every pound a guest pays, less card and payout processing.

  • Your own branded booking website, live at its own web address from day one, and on your own domain if you have one
  • Your calendar shared with Airbnb, Booking.com and Vrbo, and one channel's (or, through Guesty, every channel's) bookings shared back
  • Card payments through your own Stripe account, paid straight to you
  • A quote-and-invoice route for contractor and corporate stays of 28 nights or more
  • Search and AI-search markup, so Google and ChatGPT can read your listing
  • Hosting, security updates and backups

Grow

You want more direct and long-stay bookings, without doing the marketing.

£795 setup, then £149 a month

Everything in Direct. Still 0% booking fee.

  • Everything in Direct
  • A guest email list, with seasonal campaigns to past guests
  • Outreach to the contractors and companies who book long stays near you
  • A monthly report: bookings by channel, direct share, enquiries and what we did

Managed

You want the income without the work.

15% of booking revenue

10% on stays of 28 nights or more. £249 setup, which can be spread over your first 3 to 6 monthly statements. Cleaning passed on at cost. 30 days' notice.

  • Everything in Grow
  • Listing creation and optimisation on every channel
  • Pricing on every channel adjusted with demand and reviewed weekly by a person; your direct site uses your rate card
  • Guest messaging, vetting and check-in, every day of the year
  • Cleaning and hotel-grade linen, at cost with no markup
  • Maintenance, compliance and an owner portal with monthly statements

Bookings from four directions

Most managers stop at the platforms. We add the two channels that charge you no booking fee: your own website, and the long-stay bookers we go out and find.

  • Airbnb, Booking.com, Vrbo

Listed, priced and synced. The reach, at the platform's fee.

  • Your own website

Direct bookings at 0% fee, from returning guests and search.

  • Google

Search, Maps and holiday rentals, linking to your own site.

  • Long-stay bookers

Contractors and companies we find and contact for you on Comfy Workers and our AI marketing platform.

One calendar

Every booking, from every direction, closes the dates everywhere else. No double bookings, nothing copied by hand.

The weekday nights other managers leave empty

Contractors, consultants and relocating staff book a month at a time and pay by invoice. We find the companies placing people near your property — from public contract awards, local employers and agencies — and introduce you.

  • One check-in and one clean a monthinstead of eight
  • Quoted, then invoiced against a purchase order28+ nights
  • Every outreach message checked by a personbefore sending

We ran our own lets on it first

Our own two-bedroom apartments at 234 and 234a Bristol Road. They were listed on Airbnb only; we built them their own booking site, opened a long-stay channel for contractors and set up the operation we now sell.

  • Built bristolroadgloucester.co.uk on the booking engine every Direct client now gets
  • Two-way calendar sync with both Airbnb listings, so a direct booking closes the dates everywhere
  • Card payments with a refundable deposit, and a cancellation policy that mirrors the Airbnb listing
  • A quote-and-invoice route for stays of 28 nights or more, and a published corporate rate card

Every fee, published

The cheapest-looking commission in the market often comes with onboarding, per-booking and cleaning charges that are never priced. Ours are all on the pricing page, and here is what is not on the bill.

What we don't charge

  • No booking fee on your direct website
  • No markup on cleaning, linen or repairs
  • No per-reservation admin fee
  • No charge to review your existing photographs
  • No lock-in: 30 days' notice, and your domain and content leave with you. Guest personal data stays protected — it is never handed over.

How Managed earns you more

  • Revenue management. Dynamic pricing tools move your rate with local demand on every channel, and a person reviews the AI's suggestions each week. Busy nights are priced up; quiet ones are priced to fill.
  • Listing optimisation. We check your listings on Airbnb, Booking.com and Vrbo by hand: photos, titles, amenities and settings, so each is set up to appear high in guests' searches.
  • Review management. We stay in touch with guests through their stay, so a problem is put right while they are there, not found in a review. Better reviews win more bookings.

All part of Managed, within the commission you see. No extra fee.

Questions owners ask first

Including the ones other managers leave off their FAQ.

All questions
What does it actually cost?

Direct is £795 setup, then £39 a month. Grow is £795 setup, then £149 a month. Managed is 15% of booking revenue, or 10% on stays of 28 nights or more, with a £249 setup fee that can be spread over your first 3 to 6 monthly statements. Cleaning is passed on at cost. No VAT is charged: we are not VAT-registered. The pricing page lists what we do not charge, too.

When am I paid?

Direct bookings are paid into your own Stripe account as each booking is confirmed, less your share of the card processing fee and 0.25% payout processing, and Stripe pays what has cleared to your bank once a week, on Mondays. Airbnb and Booking.com pay out on their own schedules. On Managed our commission is taken from each booking before it reaches you, and every booking is itemised on your monthly statement. Direct and Grow are billed monthly by card.

How long am I tied in?

You are not. Every tier runs month to month with 30 days' notice. On Direct and Grow the plan ends when the notice runs out, and any days you have already paid for after that are refunded.

Who owns the website and the domain?

You own the content and the domain your website is reached on, if your website is on one (every site also has its own address with us from day one, which you can use instead). The website itself is managed by us and built on our own website creation and management tools: it is a service you have for as long as you are our client. If you leave, your domain, photographs and wording go with you; the website itself stays part of our service — its management tools are built into our platform — so it cannot be taken with you and closes when you leave. Guests' personal data is different: we hold it to run their bookings, and to protect those guests it is not handed over when you leave.

What compliance do I need?

As a minimum: a gas safety certificate if there is gas, an electrical safety report, a fire risk assessment, working smoke and carbon monoxide alarms, and insurance that covers short letting. England's short-term let registration scheme is rolling out; we will register on your behalf when it applies.
