Master CohostYOUR RENTAL. OUR EXPERTISE

Your let, fully run. Your income, fully reported.

We handle listings, pricing, guests, cleaning and maintenance, and you get a monthly statement. 15% of booking revenue, with every other cost published.

What you get

Priced every night, checked every week

On Airbnb and Booking.com, rates move with demand, events and the day of the week, and a person reviews them weekly, because a pricing tool left alone will happily sell your best Saturday cheap. Your direct site prices from your rate card by length of stay, reviewed at the same time.

Guests answered, vetted and let in

Every enquiry is answered and every guest is screened before a code is sent. Check-in is self-service, so a late train never becomes your problem.

Turned around to a hotel standard

Cleaning and linen are booked around each stay and charged at cost. We do not add a margin to the cleaner.

Bookings from four directions

Airbnb, Booking.com and Vrbo, your own direct-booking website, Google, and the contractors and companies we contact on your behalf.

Compliance handled

Fire risk assessment, gas and electrical certificates, insurance and the short-term let registration scheme as it rolls out in England.

Numbers you can check

A monthly statement with bookings, nights, occupancy, average nightly rate and every cost, line by line.

Getting your let ready

Managed starts with a one-off setup fee of £249. It goes on your monthly statement and is invoiced with it, and can be spread over your first 3 to 6 monthly statements rather than paid at once.

The setup fee covers

  • Setting up your listings
  • Setting up your pricing, and syncing your calendar with every channel
  • A property inspection
  • A safety compliance check of alarms, certificates and fire safety
  • A guidebook for your guests
  • The safety check covers smoke and carbon monoxide alarms, the gas safety certificate, the electrical report and whether a fire risk assessment is in place. Anything missing is quoted before any work.
  • In Greater London, a whole home can be let short-term for at most 90 nights a year without planning permission.
  • Reliable, high-bandwidth wifi is required in every property we manage.
  • Need the property furnished or staged for letting? We can recommend companies who do it.

Questions

What does 15% cover?

Everything on this page except the £249 setup fee and any extras you choose, cleaning and linen, which are passed on at cost, and repairs. Repairs are billed at cost too: anything over £150 is quoted and waits for your approval first.

What if something breaks during a stay?

Urgent repairs that affect safety, security or the guest's stay — gas, water leaks, electrics, heating in winter, a broken lock — are made straight away and reported to you the same day, because waiting for approval would put people or the booking at risk. Everything else over £150 is quoted first, with photos, and only goes ahead when you say so. We never add a margin to a tradesperson's invoice.

Why 10% on long stays?

A 28-night stay is one check-in, one clean and one invoice. Charging the same percentage as a run of weekends would mean charging for work we are not doing.

How long is the contract?

There is no fixed term. Give 30 days' notice and leave; bookings already taken are honoured or handed over, and your website domain and content go with you. Guest personal data does not: it stays protected and is never handed over.

When am I paid?

Guest payments go to your own Stripe account as each booking is confirmed, with our commission, your share of the card processing fee and 0.25% payout processing already taken off, and Stripe pays what has cleared to your bank once a week, on Mondays. Platform payouts arrive on their own schedules. Your monthly statement itemises every booking.
