Master CohostYOUR RENTAL. OUR EXPERTISE

Your own booking website. No platform fee on the bookings it takes.

A fast, branded site at its own web address from day one (your own domain when you are ready), synced with Airbnb and Booking.com, taking card payments straight into your account. £795 setup, then £39 a month.

What you get

Keep the platform fee

Airbnb's host-only fee and Booking.com's commission both run at about 15%. A guest who books direct pays you, not them.

One calendar, everywhere

Bookings on your site close the dates on Airbnb and Booking.com, and theirs close yours. No double bookings, no copying dates by hand.

Paid straight to you

Card payments go into your own Stripe account. The deposit, cleaning fee and cancellation terms are agreed with you when your site is set up.

Built for the bookers who pay most

Stays of 28 nights or more get a quote-and-invoice route, so a contractor's office can raise a purchase order instead of using a personal card.

Found by Google and by AI search

Structured data, fast pages and plain, specific copy, so search engines and assistants like ChatGPT can understand and recommend the property.

Already running for real

The engine is the one behind Bristol Road Apartments in Gloucester. You can book a stay there today and see every step a guest sees.

How it starts

  1. 1

    A 20-minute call

What you let, who books it and what the site should do.

  2. 2

    Photos and words

Use your photographs or book ours. We write the copy.

  3. 3

    Built and connected

Calendars synced, Stripe connected, domain pointed. About two weeks.

  4. 4

    Live, and looked after

Hosting, updates and fixes are in the monthly fee.

The price: Direct

£795 setup, then £39 a month

0% booking fee. You keep every pound a guest pays, less card and payout processing.

Compare all three tiers
  • Your own branded booking website, live at its own web address from day one, and on your own domain if you have one
  • Your calendar shared with Airbnb, Booking.com and Vrbo, and one channel's (or, through Guesty, every channel's) bookings shared back
  • Card payments through your own Stripe account, paid straight to you
  • A quote-and-invoice route for contractor and corporate stays of 28 nights or more
  • Search and AI-search markup, so Google and ChatGPT can read your listing
  • Hosting, security updates and backups

Questions

Do I own the website?

You own the domain your website is reached on, and it leaves with you. The website itself is managed by us and built on our own website creation and management tools, so it is a service available to you while you are our client: its management tools are built into our platform, so it cannot be taken with you and closes when you leave. Your photographs and wording are yours too. Guest personal data is not handed over: it is kept only as long as the law requires and is then deleted.

Will it work with my existing Airbnb listing?

Yes. Your site's calendar can be added to every channel you use, so a direct booking closes the dates everywhere. Bookings come back from one channel by its calendar link, or from every channel through a channel manager such as Guesty.

Is there a booking fee?

No. Stripe charges its standard card processing fee, and 0.25% of each payout to your Stripe account, passed on as payout processing; we take nothing per booking.

Can I move up to marketing or management later?

Yes. Grow and Managed are built on the same site, so moving up changes what we do, not what your guests see.
