Master CohostYOUR RENTAL. OUR EXPERTISE

Every fee, on one page

Three tiers, all month to month. No VAT is charged: we are not VAT-registered. Nothing here is behind a form or a sales call.

Direct

You run your own let and want bookings without the platform fee.

£795 setup, then £39 a month

0% booking fee. You keep every pound a guest pays, less card and payout processing.

  • Your own branded booking website, live at its own web address from day one, and on your own domain if you have one
  • Your calendar shared with Airbnb, Booking.com and Vrbo, and one channel's (or, through Guesty, every channel's) bookings shared back
  • Card payments through your own Stripe account, paid straight to you
  • A quote-and-invoice route for contractor and corporate stays of 28 nights or more
  • Search and AI-search markup, so Google and ChatGPT can read your listing
  • Hosting, security updates and backups

Grow

You want more direct and long-stay bookings, without doing the marketing.

£795 setup, then £149 a month

Everything in Direct. Still 0% booking fee.

  • Everything in Direct
  • A guest email list, with seasonal campaigns to past guests
  • Outreach to the contractors and companies who book long stays near you
  • A monthly report: bookings by channel, direct share, enquiries and what we did

Managed

You want the income without the work.

15% of booking revenue

10% on stays of 28 nights or more. £249 setup, which can be spread over your first 3 to 6 monthly statements. Cleaning passed on at cost. 30 days' notice.

  • Everything in Grow
  • Listing creation and optimisation on every channel
  • Pricing on every channel adjusted with demand and reviewed weekly by a person; your direct site uses your rate card
  • Guest messaging, vetting and check-in, every day of the year
  • Cleaning and hotel-grade linen, at cost with no markup
  • Maintenance, compliance and an owner portal with monthly statements

Prefer it all in one place? Download the owners' brochure (PDF, 8 pages): the plans, what each includes and the platform behind them.

What a direct booking is worth

On a £100 night, a platform charging 15% keeps about £15. The same night booked on your own site costs you card and payout processing only.

  • Booked through a platform at 15%£85 to you
  • Booked on your own site (Direct or Grow)£100 to you, less card and payout fees
  • Booked direct on Managed£85 to you, and no work

Getting your let ready

Managed starts with a one-off setup fee of £249. It goes on your monthly statement and is invoiced with it, and can be spread over your first 3 to 6 monthly statements rather than paid at once.

The setup fee covers

  • Setting up your listings
  • Setting up your pricing, and syncing your calendar with every channel
  • A property inspection
  • A safety compliance check of alarms, certificates and fire safety
  • A guidebook for your guests
  • The safety check covers smoke and carbon monoxide alarms, the gas safety certificate, the electrical report and whether a fire risk assessment is in place. Anything missing is quoted before any work.
  • In Greater London, a whole home can be let short-term for at most 90 nights a year without planning permission.
  • Reliable, high-bandwidth wifi is required in every property we manage.
  • Need the property furnished or staged for letting? We can recommend companies who do it.

Optional extras

  • Professional photographsWe review your existing photographs first and tell you whether they will do.from £150
  • Starter linen and amenity packDepending on the size of the property.£150 to £400
  • Two high-security key safesPolice-preferred, attack-resistant push-button key safes, supplied and fitted outside, so guests can let themselves in. Tell your insurer you keep keys in a key safe.£250
  • External wifi doorbell cameraSupplied and fitted, subject to the building's permission. Strongly advised; additional cameras are optional. Cameras are outdoors only and disclosed to guests on every listing.£250 to £400

Extras are agreed with you before any work, and can be spread over the same 3 to 6 statements as the setup fee.

What we don't charge

  • No booking fee on your direct website
  • No markup on cleaning, linen or repairs
  • No per-reservation admin fee
  • No charge to review your existing photographs
  • No lock-in: 30 days' notice, and your domain and content leave with you. Guest personal data stays protected — it is never handed over.

How Managed earns you more

  • Revenue management. Dynamic pricing tools move your rate with local demand on every channel, and a person reviews the AI's suggestions each week. Busy nights are priced up; quiet ones are priced to fill.
  • Listing optimisation. We check your listings on Airbnb, Booking.com and Vrbo by hand: photos, titles, amenities and settings, so each is set up to appear high in guests' searches.
  • Review management. We stay in touch with guests through their stay, so a problem is put right while they are there, not found in a review. Better reviews win more bookings.

All part of Managed, within the commission you see. No extra fee.

Questions about money

What does it actually cost?

Direct is £795 setup, then £39 a month. Grow is £795 setup, then £149 a month. Managed is 15% of booking revenue, or 10% on stays of 28 nights or more, with a £249 setup fee that can be spread over your first 3 to 6 monthly statements. Cleaning is passed on at cost. No VAT is charged: we are not VAT-registered. The pricing page lists what we do not charge, too.

When am I paid?

Direct bookings are paid into your own Stripe account as each booking is confirmed, less your share of the card processing fee and 0.25% payout processing, and Stripe pays what has cleared to your bank once a week, on Mondays. Airbnb and Booking.com pay out on their own schedules. On Managed our commission is taken from each booking before it reaches you, and every booking is itemised on your monthly statement. Direct and Grow are billed monthly by card.

What does it cost to start on Managed?

A one-off setup fee of £249 covers setting up your listings, your pricing and calendar sync, a property inspection, a safety compliance check (smoke and carbon monoxide alarms, the gas safety certificate, the electrical report and whether a fire risk assessment is in place; anything missing is quoted first) and a guidebook. Optional extras, agreed before any work: professional photographs from £150 (we review yours first and tell you whether they will do), a starter linen and amenity pack at £150 to £400 depending on the size of the property, two high-security key safes supplied and fitted at £250, and an external wifi doorbell camera, which we strongly advise, supplied and fitted at £250 to £400, subject to the building's permission, outdoors only and disclosed on every listing. The setup fee and extras go on your monthly statement and can be spread over your first 3 to 6 monthly statements. Every property we manage needs reliable, high-bandwidth wifi. In Greater London, a whole home can be let short-term for at most 90 nights a year without planning permission.

Is there a booking fee on my own website?

No. Stripe charges its standard card processing fee, and 0.25% of each payout to your Stripe account, which we pass on as payout processing. We take nothing per booking on any tier.

How accurate is the free estimate?

It is a range, not a promise. It starts from what comparable lets of your size earn in your area and a realistic occupancy band. A virtual tour and your own booking history make it sharper.
